Who We Are
We specialize in the development and management of single tenant office properties exclusively leased by the U.S. Federal Government. In addition, we buy and manage recently built or renovated office properties leased to the Federal Government through the General Services Administration ("GSA"). GSA is the Federal Government's contracting and property management agency. After years of experience working with GSA, we have acquired the expertise to bring these projects to the investment community either through our own development activities or by opportunistic acquisition of completed GSA-leased projects.
Our investment opportunities are structured to maximize returns to investors given the low level of risk for each investment. Depending on the purchase price of the government-leased buildings, the use of various financing vehicles, and any capital events, the actual annual returns may be higher for each investment opportunity. Upon purchase of a government-leased property, the plan is to finance each property with no less than 50% equity. By keeping the leverage below 50% for each property it allows us to maximize the return to investors. We will use the Limited Liability Company (LLC) structure for each investment. However, we can utilize various structures to accommodate the needs of the investor. |
