Aquisition Criteria
Our investment offerings focus on newer, well located properties that have long, remaining lease terms. Our acquisition strategy for a government-leased property is initially based on the following criteria:
- Location: major metropolitan areas in the U.S. with an emphasis on the West and Southwest.
- Size: 7,500 to 30,000 square feet.
- Tenant Agency Type: Social Security Administration, Drug Enforcement Administration, Federal Bureau of Investigation, Department of Homeland Security, Veterans Administration, Forest Service, Department of Interior.
- Lease Term: 10 to 20 year lease terms.
- Purchase Price.
- Residual of Land: buildings located on land with long term appreciation potential.
- Government Contract Rent: rental rates at expiration below projected market rates.
- Expansion of Building and Parking Potential: properties with expansion capabilities in the event the tenant agency requires additional workspace over life of the lease.
